		<description><![CDATA[今年春节来得比往年都要早，特别是没有年三十，又是龙年，好年头来得快，是个好预兆。我想讲讲在美国买房的重要性，特备是新移民，对美国的情况不够了解，我在美国生活了二十多年，又找了个美国人做丈夫，所以我对美国的情况有第一手信息。 生活在美国，人人都讲美国梦。我记得我刚来美国不久时打听美国梦是什莫意思，一位老美告诉我美国梦一般是指一个房子两条狗，再加一身债。我细问了一下，他给我解释说，债和房子是联系在一起的，买房子要借债，大部分美国人都是一辈子借债还债，这是美国的国情。我们中国人没有借债的习惯，没有钱就不买东西。　一转眼来美国一经２０多年了，我因经背债有时多年了，对债的概念也有了进一步的了解。　借债买房不是坏事，从长远的历史上看一件很好的事。不要用这几年房地产的风暴来理解买房的好处。借债买房的有几个好处好处： 第一，用银行的钱来赚钱，　叫“利用”，　英文是ｌｅｖｅｒａｇｅ。你会问什莫意思吗？　很简单，如果你买３０万的房子，２０％的预付款，　你拿出６万，８０％，　２４万是从银行借的。　如果房子五年内增值１０％，价格涨到３３万元，　你的６万元投资在五年之内帮你赚了３万元，　这是利用银行的钱来赚钱。想想看，如果你用６万元买股票，如果是１０％的利，你只会赚６千块。如果存在银行里，你可能只赚５００块。 第二，从银行借款的利息可以从个人所得税中扣除。借款２４万，如果年息是５％，你交的年息是１，２万，可以从你的收入中减除，减少你的应税收入，同时房地产税也可以从收入中减除。租房的租金是不可以抵税的。 第三，三十年后，如果贷款还清了，你就可以不要再担忧住房的费用了。 我建议你有钱先买房，即使你不能买自己住的房，买个投资房，租出去挣租金也比把钱存在银行有效率。龙年买房一定吉利。 &#160; &#160;]]></description>

			<content:encoded><![CDATA[<p>Today I want to blog something totally unrelated to my <a title="search real estate" href="http://anniwanghomes.com/" target="_blank">real estate business</a>, I want to say that I am so grateful that we have internet and Orchard Supplies Hardware. You are asking, huh? what do these two have in common? why is Orchard Supplies Hardware?  Well here is the story, we had a little crisis in our house yesterday, toilet problem, looked online for Roter Rooter, pretty pricey, I decided to try to fix it on my own, so I googled and found answers on how to fix it, it needs a tool and two hands. I picked up the phone and called  <a title="The best hardware store in town" href="http://www.osh.com/" target="_blank">OSH- Orchard Supplies Hardware</a> in <a title="San Ramon Market Place" href="http://maps.google.com/maps?q=Market+Place+san+ramon&amp;oe=utf-8&amp;rls=org.mozilla:en-US:official&amp;client=firefox-a&amp;um=1&amp;ie=UTF-8&amp;hq=&amp;hnear=0x808ff28195039925:0xc7f8b9edbd8c56c6,Market+Pl,+San+Ramon,+CA&amp;gl=us&amp;ei=z1QWT_mkOcTTiAK536z3Dw&amp;sa=X&amp;oi=geocode_result&amp;ct=title&amp;resnum=1&amp;ved=0CFAQ8gEwAA" target="_blank">Market Place San Ramon </a>where it is a mile down the road from my house. I adore OSH, in my opinion, it is the only store on the planet that offers customer hands on services with class.  I don&#8217;t do a lot of repair work around house, but when I do need something or I want to figure how to do something, I always go to OSH, they have absolutely the BEST customer services among all stores I have been to, hardware, grocery or department stores. I have never had to look for people for questions, there are always helpful people stand by to offer help.  Over the years, I have repaired my sprinklers, broken pipes, broken toilet, all I needed was a brief training by people at OSH. The employees at OSH are amazing, it seems to me that they know everything.  This morning, instead of spending $80-$100 to hire someone else to fix the problem, I chose to ask OSH and spent $16 to buy a tool, yep, the problem was fixed and I got a tool to use in the future.
