买房的好处-why should you buy houses!!
今年春节来得比往年都要早,特别是没有年三十,又是龙年,好年头来得快,是个好预兆。我想讲讲在美国买房的重要性,特备是新移民,对美国的情况不够了解,我在美国生活了二十多年,又找了个美国人做丈夫,所以我对美国的情况有第一手信息。 生活在美国,人人都讲美国梦。我记得我刚来美国不久时打听美国梦是什莫意思,一位老美告诉我美国梦一般是指一个房子两条狗,再加一身债。我细问了一下,他给我解释说,债和房子是联系在一起的,买房子要借债,大部分美国人都是一辈子借债还债,这是美国的国情。我们中国人没有借债的习惯,没有钱就不买东西。 一转眼来美国一经20多年了,我因经背债有时多年了,对债的概念也有了进一步的了解。 借债买房不是坏事,从长远的历史上看一件很好的事。不要用这几年房地产的风暴来理解买房的好处。借债买房的有几个好处好处: 第一,用银行的钱来赚钱, 叫“利用”, 英文是leverage。你会问什莫意思吗? 很简单,如果你买30万的房子,20%的预付款, 你拿出6万,80%, 24万是从银行借的。 如果房子五年内增值10%,价格涨到33万元, 你的6万元投资在五年之内帮你赚了3万元, 这是利用银行的钱来赚钱。想想看,如果你用6万元买股票,如果是10%的利,你只会赚6千块。如果存在银行里,你可能只赚500块。 第二,从银行借款的利息可以从个人所得税中扣除。借款24万,如果年息是5%,你交的年息是1,2万,可以从你的收入中减除,减少你的应税收入,同时房地产税也可以从收入中减除。租房的租金是不可以抵税的。 第三,三十年后,如果贷款还清了,你就可以不要再担忧住房的费用了。 我建议你有钱先买房,即使你不能买自己住的房,买个投资房,租出去挣租金也比把钱存在银行有效率。龙年买房一定吉利。
